A Good Approach to Pricing Your Home When selling on the Market of Yucatan, Mexico

Interested in Beachfront Properties? When you decide to sell your house, you should learn some proven strategies for pricing houses to sell before you begin. If you do this wrong, there is the potential that you would sell it below market value, or perhaps not sell it at all.

If you really do want to sell your home, there are some important considerations to make, all of which are discussed in this article. The price that you choose is one that you must stick with. Although you can lower the price, raising it would not be a good idea.

The real estate market is sluggish in many areas right now. Despite the fact that some homeowners have had their house for years, over the last decade, the value has more than likely depreciated below what they paid for it. You need to be realistic if this is a predicament that you have found yourself in. You could wait around for a few years, and see if the real estate market will start to pick up in your area. If you want to sell your house this year, then you will have to sell it for how much it is worth right now. You probably will not get any offers if you try to sell it for what you paid for it. If you really want to know how much your house is valued at, just compare it to other homes in your area that have sold.

Many people who are ready to sell their homes assume that they need a real estate agent to help them. Obviously, you don't have to do this. It's optional to use a realtor, however, you will have a lot more work on your plate if you don't use one.

The main advantage to selling your house on your own is that you won't have to pay an agent any commission. This will be a substantial amount of money, when you consider that realtor's typically get about six percent of the selling price. If you are ready to do work necessary to sell it on your own, then you should do this. Remember that you will have to negotiate with buyers and do all of the paperwork and listings by yourself.

You may be wise to do a few alterations to your house that will increase the value. Although there are some things that simply are not worth taking on. Give considerable thought to any home improvement ventures that may not be worth the effort or expense. For instance, if you install something as extreme as a pool; you will not likely be able to validate the expense. There are those who would simply not appreciate a house with a pool and would go to the house without one at a lesser price. You may even want to reconsider upgrading your basement or garage to more living area. Some people may like having a garage for their vehicles and an attic for some extra storage space.

The selling price of a house depends on many issues, some of which we've covered in this article. Your objective is to settle upon a price that's fair to both you and the ultimate buyer of your home. You want to sell your home as quickly as possible, and finding the right price plays a major role in this process. Hopefull this will help you sell your house, so you can start your real estate dream in Yucatan, Mexico soon!

A FAIRY TALE WORLD IN THE YUCATAN

Last week my son visited us from Florida, it was his first visit since 1 year and we were very excited to see him and our daughter in law.

We decided to go to Cuzama. A 45 minutes drive from Merida.

We went on a rail track with a horse pulling a cart over 9 km.

We visited 3 cenotes. The last one was my favorite. Although hard to climb down, but worth every effort.

I felt sorry not taking my swim suit with me. But this won't be my last visit to Cuzama.

I can understand that there are people addicted to cenotes.

Fyi: the price per cart is 200 pesos.

Enjoy!

Even the "banos" were pretty decent :)

With very little rim around the water there wasn’t much room for standing around admiring the view–best just to jump into the impossibly clear, deep water. Feeling a bit like Tarzan? Swim to the center of the cenote, climb up a mass of tree roots dangling near the surface and dive off!

The third cenote was the most treacherous to reach. Accessed via a steep wooden ladder straight down a rocky shoot, it felt a bit like going into a well. The space opens up at the bottom of the ladder to reveal a huge cenote with really terrific rock formations and great color and shadows thanks to a number of “skylights” to the surface.
